Gas and Electric Furnaces We Repair

Both types blow warm air through your ducts. They make that heat in different ways, so they break in different ways.

Gas furnaces

These burn natural gas or propane. Common problems we fix:

  • An igniter that won't light the burners
  • A dirty flame sensor that shuts the burners off
  • A pressure switch or inducer motor that stops the start-up
  • A blower motor that won't run

Electric furnaces

These heat with electric elements and a blower. Common problems we fix:

  • A burned-out heating element
  • A bad sequencer or relay
  • A breaker that trips when the heat comes on
  • A blower motor that won't run

What we don't do

We repair furnaces. We don't install new ones, and we don't run new gas lines. Florida's AC contractor license doesn't cover gas lines inside a home. It only allows disconnecting and reconnecting a gas appliance when it's swapped out.

Signs Your Furnace Needs Repair

A furnace that sits all summer can make some odd sounds and smells when it starts. Here's how to tell what's normal.

Usually normal

  • A light burning smell the first time it runs each year. Dust is burning off, and it should fade soon.
  • A click and a short pause before a gas burner lights.
  • The blower running for a minute or two after the heat shuts off.

Time to call

  • You smell gas. Leave the house first. Then call your gas company or 911 from outside.
  • Your CO alarm goes off. Get everyone outside and call 911.
  • The furnace starts, then shuts off over and over.
  • Cool air comes from the vents with the heat on.
  • The breaker trips when the heat comes on.
  • You hear banging, squealing or grinding.

Does your home have a carbon monoxide alarm?

Florida requires a CO alarm within 10 feet of each bedroom in buildings built on or after July 1, 2008 that have a fuel-burning heater. Older homes may not have one. If you have a gas furnace and no CO alarm, add one.

Told Your Heat Exchanger Is Cracked?

The heat exchanger keeps burner gases out of the air you breathe. A real crack is serious. The furnace should stay off until the part or the furnace is replaced.

But it's also a common upsell. Homeowners online describe being told a crack meant a new furnace. In one case, a second tech found no crack, and the real fix cost about $500.

If anyone tells you your heat exchanger is cracked, ask to see the crack or a photo of it. Ask for the combustion test results too. If you're still not sure, get a second opinion before you buy a new system.

Is Your Furnace Still Under Warranty?

A covered part can cut your repair bill a lot. Many newer Rheem gas furnaces carry a 10-year parts warranty. A Florida law that took effect July 1, 2024 also helps:

  • A maker can't tie your HVAC warranty to registering it.
  • When a licensed contractor installs the system, the warranty starts on the install date.
  • When you buy a home, the warranty moves to you at no charge. It doesn't add time to the warranty.

For older systems, the original warranty terms may still apply. Parts warranties also don't cover labor. Rheem's warranty says so unless state law says otherwise. Have your furnace's model and serial number handy when you call. They're on a label on the furnace.

Furnace Repair FAQs

Do you repair gas furnaces?

Yes. We repair gas and electric furnaces. We don't install furnaces or run new gas lines.

Is my furnace warranty void if I never registered it?

Not for systems installed in Florida since July 1, 2024. State law says a maker can't tie the warranty to registration. For older systems, check your warranty papers.

Does a parts warranty cover the repair cost?

It covers the part, not the labor. Rheem's warranty says so unless state law says otherwise. You'll get the price for the labor before any work starts.

How much does a furnace repair cost?

It depends on the part and the problem. Our $90 service call covers finding the problem, and it goes toward the repair. You get the full price before we start.

Are your phones answered at night and on holidays?

Yes. Our phones are answered 24/7, and we don't close for holidays.
