Near downtown Lake Mary, close to the SunRail station and Crystal Lake, you've got older, established homes — a lot of them built decades before anyone worried about SEER ratings, with mature oak canopies overhead that keep the yards shaded but also drop leaves, pollen, and acorns straight into outdoor condenser units all year long. Head east toward Airport Boulevard and the picture shifts. That's where you run into newer development like Chase Groves, a subdivision built off Old Lake Mary Road near the airport with a mix of homes usually in the $250,000 to $350,000 range. Those systems tend to be younger, but they're also sitting in more open, sun-exposed lots with less tree cover, which brings its own problems — namely, condensers baking in direct Florida sun for ten or eleven hours a day.
So when we get a call from this area, we're not walking in blind. We already have a decent guess about whether we're dealing with a 20-year-old unit buried under oak debris or a ten-year-old system that's been working overtime because there's zero shade on that side of the house. The Weather Here Doesn't Go Easy on Equipment
